Bedroom and Location
A single bedroom located in Janesboro, Roxboro just a 20 minute walk from Limerick City and a 2 minute walk from a local bus stop hub that services every college in Limerick.
The bedroom is upstairs, adjacent to a bathroom. The bedroom used to be the Master Bedroom of the house, and was only repurposed this year. It is the warmest room in the house with a built in thermostat, an EMBER powered radiator and a dual socket. It has a double bed frame, brand new windows and blinds, an LED light, fitted smoke/CO2 alarms and storage for hanging clothes (see photo for example of space).
The room also comes with a private study area, desk and chair that the resident will have full use of.
The resident must provide their own bed linen / duvet set due to health and safety standards of living in the family home.
The House
It is a two-story house kept to an excellent standard. The resident will never have to worry about the cold, rain, mold, etc,. The resident will be living with a young couple who own the house and maintain it regularly.
The house has a shared bathroom, a common area, an office (off limits), a shared kitchen area and a back garden. Use of common areas are expected to be within reason as resident will be living in a family home with a minimum of 1 person in the house so please account for this and allow exceptions regarding staying in shared living spaces.
Safety and Appliances
The house is alarmed and has CCTV. It it fitted with motion sensors for lights at night time, a wireless HIVE system, vibration alarm sensors on windows, and an antipick lock on the front door. Safety is paramount in this house.
This is NOT a shared student accommodation, so no parties, pets or guests or any kind are allowed. As this is a family home, a vetting process must occur during the application.
No female applications.
The room is only available for male residents.
No guests will be allowed unless expressed permission is granted.
ALL BILLS INCLUDED
Bins, heating and electricty are all monitored via smart systems and extra surpluses directly relating to the resident will be paid by the resident.
1GB of WiFi is also included.
Deposits
Room is only avaliable from Sunday evening (5pm) until Friday evening (5pm). Staying in the room outside of these hours will not allowed unless expressed permission granted.
2 security deposits are needed: a €750 deposit for any damages to the property and a €50 deposit for loss of the single key as the antipick keys are expensive and limited. These deposits will be returned provided no damages or losses occur.
